WELCOME TO UPLANDS
This neighbourhood is the most northerly in Oak Bay. It is bordered on the north by the intersection of three streets: Cadboro Bay Road, Beach Drive and Hibbens Close. The ocean forms the eastern boundary while just south of Uplands Park is the southerly limit. The western boundary is Cadboro Bay Road.
From its very inception in the early 1900’s, Uplands has been an exclusive residential district with large lots and quiet, meandering tree-lined streets. Its park-like atmosphere was, in fact, a project objective set by the designers of Uplands, the Olmstead Brothers of Brookline, Massachusetts, whose credits include Central Park in New York City. Some of the most expensive homes in Canada are to be found in Uplands.
Who lives in the neighbourhood?
Almost 50% of the area’s residents are university educated. The median age is slightly less than 50 years. Average annual household income approaches $900,000 and English is by far the first language. Virtually all homes here are occupant-owned. Some 40% of all households have children living at home, and of these, about 75% are less than 20 years of age.

How do Uplands residents spend their leisure time?
The single biggest geographical feature of Uplands is Uplands Park covering an area of some 30 hectares. West of Beach Drive its mostly wild and un-groomed, contrasting greatly with the manicured lawns of the nearby residential area. On the eastern side, including Cattle Point, there is a war memorial and gardens, beach access, boat launch ramp and picnic tables.
For some residents of Uplands, buying a home here was at least in part motivated by its proximity to the Uplands Golf Club. A full 18-hole facility that often plays host to professional tournaments, the Uplands course is a very popular choice for local golfers, so much so that there is frequently a waiting list for prospective new members.
Also in terms of location, the same can be said for the Royal Victoria Yacht Club. Established in 1892 and in its Cadboro Bay location since 1912, the RVYC is the oldest club of its kind in British Columbia. It remains a hub of sporting and social activity not only for Uplands but for Victoria as a whole.
Is there shopping close by?
Within Uplands there are no retail facilities. A short distance to the south, however, is Estevan Village, while to the north there is a larger shopping centre in Cadboro Bay. A little more distant are the Hillside Shopping Centre, the shops at Fort and Foul Bay as well as those in Oak Bay village itself.
And what about churches?
Churches that are close by include: Cadboro Bay United, Emmanuel Baptist Church Victoria, and St. George’s Anglican Church.
Are there other areas to consider?
Home buyers considering a purchase in Uplands will often also look at properties in the adjacent neighbourhoods of Ten Mile Point, parts of Queenswood, North and South Oak Bay.
