The Island View neighborhood is part of the district of North Saanich and located just inland of Island View Beach Regional Park.

Who lives in the neighbourhood?

This neighborhood is primarily single-family detached homes that include larger lots making the homes spread out. Houses in this area rarely come up for sale and are usually a pretty penny when they do. This area started off historically as a farming community and still hosts Firbank Farm which has a fresh produce store. Most of the residents here are between 30 and 64 years old with a median age of 46.7. Due to the houses rarely being put on the market expect to see a higher than average sticker price. This area is most likely suitable for a well established professional couple, an established family or retirees with a higher fixed income. The houses tend to be new and custom built. This area is quite private and far removed from the downtown core, residents here have fantastic scenic views and space to unwind.

What schools are there in Island View?

Schools in the Central Saanich District are the closest. Schools include: Keating Elementary, Stelly’s Secondary, The Children’s Development Center and Cordova Bay Elementary. The nearest middle school is Bayside Middle School.

How do Island View residents spend their leisure time?

Island View residents have the luxury of being close to the sandy beaches of Island View Regional Park. The beach is well suited for swimming, walking and picnicking. The park is also home to a large number of migratory birds and protected wetlands, make sure to go in the spring or autumn if you are bird watching. The tremendous views from the beach include Haro Straight, James Island and Mount Baker. As well as scenic trails the Park also features a campground that is tent and RV friendly. Butchart Gardens is another close attraction as is Brentwood Bay. Other activities for residents include Whale watching, visiting the Victoria Butterfly Gardens, Vineyard tours, Sydney Pier, surfing, and paddleboarding. As a resident, filing your leisure time here is as easy and relaxing as a walk on the beach.


Are there other areas to consider?

Other areas to consider when looking for a rural setting include Sydney and Willis Point. If you are looking for a quick commute Fernwood and Fairfield are also viable options.
